From 1986 to 1996 there was little appreciation in real estate in Memphis, while from 1996 to 2006, many homeowners experienced a double, triple and in some cases a quadruple price increase. I don't think anyone predicted either decade. The best way to determine the right price to pay now, is to look at what has sold in the last 12 months.
While most real estate agents are trying to sell property, I stand out because I practice buyer's advocacy on a higher level than any other agent in the Memphis area.
After I place a valuation on a property and share that with my buyers, I then tell them what they are likely to be able to sell it for if they have a life change within 4 years of purchase.
